Condominiums
The construction of the condominium units will have a cost
of6.2 million U.S. Dollars, not including the price of the
land. This price will be distributed pro rata with the
infrastructure according to the investment. The break
down for the condominium investment is the following:

Investment at completion of condominiums.

The investment of 6.2 million U.S. Dollars for the
construction of the baja estate villas will generate 48
condominiums and 6 penthouses; with a construction cost
per condominium of $1 03.1 thousand U.S. Dollars and per
penthouse of $206.2 thousand U.S. Dollars. (Cost of
the land is not included).


Each condominium will have an area of 1,615 ft2;
therefore the construction cost is $63.9 U.S. Dollars per ft2.


HOUSES:
In turn, the construction of the houses will cost 2.1 million
U.S. Dollars, not including the price for the land either.
This price will be distributed pro rata with the infrastructure
according to the building's footage.
It should be mentioned that the construction of the houses
will be carried out according to the sales rate and basically
financed with the resources from the clients.


HOUSES BUDGET

The investment of 2.1 million U.S. Dollars will generate 11
houses, with a construction cost per unit of $191,693 U.S.
Dollars.

Investment at completion Houses:
Each house will have a constructed area of 3,014 ft2;
therefore the construction cost is $61.2 U.S. Dollars per ft2.

Concept:
Infrastructure and Urbanization
The investment at the completion for the infrastructure
and urbanization works will amount a total of 3.4 million
U.S. Dollars. This sum includes the land, the primary
infrastructure works, the urbanization and the amenities.
lnvestment at completion.

This cost will be distributed pro-rata among the houses
and the condominiums proportionally to the footage
occupied by each product.
In the fixed equipments item are also included: handling
waste water and drinking water supply, from the municipal
system, which are part of the primary infrastructure works.
The break down for the primary infrastructure works is
detailed as follows:
The 3.4 million U.S. Dollars investment at completion for
infrastructure, urbanization and amenities amounts to a
saleable area of 72,548 ft2, at a cost of $46.77 U.S.
Dollars per ft2.
